What we did…

Our overall goal was to make changes to the house to make it a better building. Our three goals were to make the house healthier, safer and more energy-efficient. While reaching those goals, we tried to do everything "by the book" and aimed to complete a construction project that produced as little waste as possible. Our biggest aspiration was to make changes that would maintain the integrity of the building while improving air quality, safety, and reducing energy consumption.

  • We replaced all of the ceilings.

  • We replaced all of the electrical wires to meet current code standards including a new 200 AMP panel, and new electric service to the house. The previous electrical system was 70 amps with very few grounded outlets. We installed recessed lighting throughout the house as well.

  • We also replaced almost all of the plumbing, installed a new toilet and bathroom sink.

  • We discovered that the chimney did not have a liner so we installed a liner for the boiler, and a chimney cap. There was also a leak and a crack in the chimney that we hired a mason to repair.

  • We gave the boiler an overhaul.

  • In the attic, we blew in cellulose to an R-Value of 49. We left a 25’ x 10’ storage area, and insulated the ceilings under that 25’ x 10’ space with Rockwool.

  • The basement windows were deteriorating to the point that they could not be salvaged so we had them replaced.

  • We also had a sump pump with a battery backup installed. All of the sump holes along the interior perimeter drain were sealed with silicone to prevent evaporation into the house. We also had the interior perimeter drain professionally cleaned and mapped.

  • We installed a radon air mitigation system. The air was never tested for radon but it was cheaper to put in an active system than a passive system. We believed that it was intelligent to do this work before insulating the attic since radon gas levels fluctuate and can show up in the air at any time.

  • We obtained all appropriate permits.

  • We gave the interior a fresh coat of paint, installed new flooring throughout entry, kitchen, and dining room, and refinished original wood flooring.

  • We repaired the vinyl siding.
